PARKING:

a) Garages are solely to be used for parking and storage of standard vehicles, trucks not to exceed three-quarter tons in gross weight, boats, trailers or the storage of similar items of personal property so long as such storage of personal property will not result in the parking of vehicles on the private streets of the Community.

b) Garages shall not be converted to living quarters or workshops, which will preclude the parking of vehicles.

e) Garage doors must remain closed except for entering/exiting and when the garage is in use and attended.

f) Residents must keep the driveways clean of any oil or other stains at all times.

g) No owner, resident or visitor shall park any vehicle, truck, boat or trailer on any street within the Community. In addition, persons visiting a residence for social activities of occasional and limited duration may park within designated street parking spaces when the number of guests visiting the residence precludes the parking of all visitor vehicles on driveways or other improved parking areas on the host’s lot. No owner, resident or visitor shall park any vehicle, truck, boat or trailer overnight on any designated street parking space within the Community.

h) Any parking areas constructed within the Common Area are to remain open for use by guests only and are not to be used by Owners or other residents, either permanently or temporarily, for the parking of their passenger vehicles or the storage of boats, trailers or similar items.

i) No motor vehicle shall be constructed, reconstructed or repaired within the Community and no dilapidated or inoperable vehicle, including vehicles without wheels or an engine, shall be stored at any location within the Community; provided, however, that this shall not apply to emergency minor repairs and vehicle maintenance or to repairs conducted completely within an owner’s garage.

j) Campers, boats, trailers, motor homes, recreation vehicles, commercial vehicles and trucks in excess of three-quarter tons and inoperable vehicles may only be parked on the lots, and then only if such vehicles or trailers are stored in the garage or to the side or rear of the owner’s residence and screened so as to be totally isolated from view from other lots, streets, the Golf Course, or Common Areas.

k) It is likely that some large motor homes or other boats, trailers, or recreation vehicles may be prohibited from being parked or stored on a lot, even when other, smaller recreation vehicles will be authorized. This restriction shall not apply to short-term parking of boats, trailers, motor homes, large trucks, commercial trucks or recreation vehicles for purposes of loading or unloading and then for periods of four hours or less.

l) The placement or maintenance of mobile homes, motor homes, trucks, commercial vehicles, campers, boats, trailers, or similar vehicles is prohibited on lake lots, except in areas that are screened from all adjoining lake lots, Common Areas, and from view of any other owner of any lake lot.

m) All vehicles must display current license plates.

n) The Board shall have the authority to tow at the Owner’s expense, any vehicle parked or stored within the Common Areas or on the private streets within the Community in violation of the Community Parking Rules. The Board shall post such notices or signs within the Common Area as may be required by law to effectuate this towing provision.

GOLF CARTS:

a) The only golf carts permitted to be operated within the Community shall be those owned by the Golf & Country Club and made available to members and other players, carts purchased through the Club, or carts purchased elsewhere that match a brand, model, color, and style approved by the Board of Directors and the Golf Course owner.

b) No golf carts shall be permitted on the 4- or 8-foot separated public trails dedicated to the County or any road in the Community, except for the main trail across the Golf Course bridge and where permitted by local ordinance (Section 21115 of the California Vehicle Code).

c) Golf cart circulation shall be limited to golf cart paths, private streets, and the stream crossing. Owners may be required to pay a trail fee to the Golf & Country Club.

d) Golf cart paths shall not be used by the general public or for recreational activities unrelated to golf, such as walking, jogging, bicycling, or skateboarding.

e) All authorized golf carts must be maintained regularly by their owners or at a facility provided by the Golf & Country Club, if available.
