The undersigned, duly appointed to act as Inspector of Election of the 2026 annual meeting of members of Morgan Creek Community Association, do hereby certify:
The Annual Meeting of the Membership and Election of Directors for the Morgan Creek Community Association Homeowners Association was held at 6:00pm on March 30, 2026 via Zoom with an in-person viewing location at Pleasant Grove Community Church located at: 1730 Pleasant Grove Blvd., Roseville, CA 95747. The votes taken at the annual meeting concerned proposals to elect TWO (2) directors of Morgan Creek Community Association and IRS Revenue Ruling 70-604. The record date for this election was February 27, 2026.
We inspected and verified all documents received, including envelopes, homeowner information, signatures, proxies, and ballots. We found that there was a total of 219 ballots received, achieving the quorum requirement of 33.33% of membership (196 ballots). The results of the election were as follows:
• The total amount of votes received for the election of directors was:
o Newton Kwan – 183
o Pamela C. Porter– 156
o Matthew Riley – 23
o Gurjeet Singh – 45
o Therefore, Newton Kwan and Pamela C. Porter have received the highest vote totals and are the TWO (2) persons to be elected to the board of Morgan Creek Community Association for a TWO (2) year term.
• The total amount of votes received for the IRS Revenue Ruling was:
o Approval – 192
o Disapproval – 2
o Abstain – 25
o Therefore, the IRS Revenue Ruling has been approved.
